Terms and Conditions

A deposit is required to secure a booking - of £20 per person . No refund with less than 14 days notice of cancellation (unless exceptional circumstances). No booking is confirmed until we acknowledge receipt of deposit (usually by telephone on day of receipt). Provisional bookings are held for 10 days only.

All accounts to be settled by cheque four weeks prior to arrival date or in cash on arrival.

From 2.00pm on day of arrival, however, no guarantee is made that your room will be ready, in which case you are welcome to leave your luggage with us. An earlier check-in may be accommodated by prior arrangement. Our last check-in time is 8pm. If you are delayed please telephone and advise us.

Rooms to be vacated by 10:00am on day of departure.

By law, smoking is not allowed anywhere in the house. Anyone found to be smoking within the building will be asked to leave immediately without refund, and may incur a charge of 50 for the cost of fumigating the room.

Food must not be eaten in bedrooms. We are happy to lay a table in the dining room if evening meals are not being served. Please discuss in advance.

Guests are not permitted to bring visitors into the Guest House.

All damage, breakages, theft and loss of income will be charged.

All rooms are serviced each morning if vacated by 12 noon.

Served between 8.00 and 9.30 am. As we like to cook to order, it is necessary to book your time slot the night before.

Served at 6.00 pm (other times can be agreed if necessary)

The proprietors reserve the right to refuse entry or ask to leave immediately any person causing disruption to other guests, or behaving in such a way that a breach of the peace or safety issue is likely. No refunds will be given for any stay cut short in these circumstances.

Access Statement


This is our home based guest house where we offer accommodation on a bed & breakfast basis with optional evening meals.
It is a three storey Victorian building, long and narrow, accessed by steps or stairs, and is not suitable for people with severe mobility problems.
Unfortunately, due to allergies, we are unable to accommodate animals
If you have any specific questions about access please call us to discuss your specific needs

We are a short distance from the railway station and bus stops Local taxis are readily available The front hall is accessed by two steps and leads to the dining room and the TV lounge where we greet our guests All our bedrooms are upstairs, accessed by at least thirteen stairs Our website, contains full information with pictures.
A free colour brochure is available on request (also in large print)

Arrival & Car Parking Facilities
We do not have a car park but there is plenty of free parking in the main roads around us
We are happy to help with luggage
There is a bell outside the main front door to announce your arrival
Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you

Main Entrance & Reception
There are two steps up to the main front door, a very small lobby, then a second door which leads into the hallway.
We greet guests in the TV lounge as we are not big enough to have a reception area
We are happy to help carry luggage to guest rooms
Guests are given a key to their room (one per room) and one to the front doors
As we are a small family guest house we only take in visitors between 2pm and 8pm unless prior arrangements have been made

Public Areas - General
The T V lounge and Dining room are both on the ground floor
The hall is laminated, the rest of the Guest House has fitted carpet
The house is double glazed throughout, new windows installed 2007
There is a hand rail on all staircases
As all rooms are ensuite and those are the only guest toilets

Dining Room and Lounge
In the dining room guests have individual tables. The chairs and tables are movable if necessary and the chairs are armless
A menu is on every table and can be available in large print or read to guests
We cook meals to order (discussed on arrival and evenings if desired)
The T V lounge has two comfortable sofas, average height

There is a public laundrette situated locally
We do offer access to an iron and board

There are local shops within a short walking distance open from 6am - 10pm

All bedrooms are on the first or second floor accessed by at least 13 stairs
All bedrooms are ensuite (compact) or with private facilities but not large enough for wheelchairs or walking frames
All bedrooms have a chair

Ensuite Bathrooms
The ensuite bathrooms are comfortable although compact containing a shower, wash basin and W C (non-slip mats are in all showers)

Additional Information
We aim to make your stay enjoyable and will do whatever is possible to achieve this, please talk to us about any concerns
All bedrooms contain mini-fridges which can accommodate medication
